Median prices, days on market, and what buyers and sellers should each do about it — neighborhood by neighborhood.
The spring market told a clearer story than the headlines did. Here’s what closed data from Hobson Village, Brookdale, and Stonebridge actually shows — and what it means depending on which side of the table you’re on.
The short version
Median sold prices across my three core areas rose about 4–5% year over year, but the shape of the market changed more than the number: well-prepared homes are moving in under two weeks at 99%+ of list, while homes that skip prep are sitting past thirty days and taking cuts. The spread between prepared and unprepared has never been wider in my fourteen years.
Neighborhood notes
Hobson Village keeps benefiting from teardown-rebuild demand on the larger lots — land value is quietly setting the floor. Brookdale remains the fastest segment I work: District 204 demand plus sub-$550K price points means multiple offers are still the norm, not the exception. Stonebridge is steadier and more negotiable; executive relocation timing drives it, and mid-summer is historically the buyer’s best window there.

The data says prep beats timing. A two-week delay to paint, stage, and pre-inspect has been out-earning a two-week-earlier launch in every price band I track.
